Quebec’s largest apartment markets are found in Montreal (475,954 apartments), Quebec City (77,607 apartments), and Sherbrooke (32,891 apartments). Sherbrooke has the greatest proportion of rental apartment units with 17.6 apartments per 100 people, followed by Montreal with 13.1 and Trois-Rivieres with 12.2. Generally, cities in Quebec have significantly higher ratios of apartments to population than cities in the rest of Canada.

Vacancy Rates and Average Rents
Average rents are highest in the province’s two main cities (Montreal and Quebec City) and the two which hug the Ontario border (Gatineau and Hull). Average vacancy rates in Quebec range from 0.9% to 3.1% and are generally lower than Ontario, although average rents are also much lower than Ontario.
